What Is ANSI?

The home is then drawn as a scaled sketch showing every offset, bump-out, garage, porch, covered patio, and living area.

4. Evaluating Finished Areas

Not every finished room qualifies as living area.

The appraiser determines whether each space meets ANSI requirements before including it in the total square footage.

Areas That Count Toward Gross Living Area

Examples of areas typically included are:

  • Under sloped ceilings, only the floor area with a ceiling height of 5 feet or greater may be considered.

  • At least half of the finished area must have ceilings of at least 7 feet.

  • Rooms with vaulted ceilings

Without these guidelines, two identical homes could report dramatically different square footage.

Staircases

Staircases are included in the living area calculation.

The square footage occupied by the stairs is counted as part of the floor from which the stairs descend.
